    This private residence was commissioned by an ultra-high net worth client seeking a fully bespoke home shaped around their lifestyle. 

    Designed by SINOT, the project required a turnkey fit out covering civil works, MEP final fixes, joinery, furniture, and full shop drawing development. Every space demanded accuracy and disciplined coordination to translate a highly detailed concept into a built environment without compromise.

    The interior scope included complex elements such as gold leafed joinery ceilings, back lit white onyx, and heavy metal-based door assemblies integrated with translucent marble and LED panels. 

    In the multi-purpose lounge alone, 160 marble pieces were individually fabricated and aligned to acrylic templates to achieve the designer’s exact patterning. These interfaces required controlled sequencing and millimetre accurate setting out to maintain both function and finish quality.

    The VIP bathroom introduced the challenge of vein matching Striato Olimpico marble, a stone with significant natural variation. 

    Achieving a continuous pattern across surfaces demanded rigorous selection, templating, and installation discipline. Similar precision was required across other high visibility areas where multiple finishes met, each with its own tolerances and installation constraints.

    One of the most demanding components was the 14 metre lift shaft finished in rose gold and enclosed by a spiral staircase.

    The team engineered solutions to align the lift pit and structure with absolute accuracy across three levels. The result is a seamless integration of engineering and design, reflecting the level of capability expected in UHNW residential work and the standard to which we deliver.
